RETAIL INVESTMENTS: A SUPERMARKET and shops in a new neighbourhood centre under construction in Wexford town are to be offered for sale or to let through joint agents Hooke & MacDonald and Property Partners Corish.
Clonard Village Centre, which will form the centrepiece of a large residential development alongside the Dublin-Rosslare Road (N11/N25) and about a mile and a half from the town centre, is being built by Cleary Doyle Developments.
Around 300 new homes have already been completed and a further 450 are planned. On the opposite side of the road, an extensive site has been zoned for around 1,500 homes. There are also plans for a new link road between the busy Duncannon Road and Clonard Road.
The new neighbourhood centre adjoins Wexford Retail Park which was also built by Cleary Doyle and has Atlantic Homecare, Halfords and Toymaster as tenants.
The agents are quoting a selling price of €3.5 million for the supermarket which will have a floor area of 1,450sq m (15,607sq ft) - the price works out at €2,400 per sq m (€223 per sq ft). Alternatively, it can be rented at €190,000 per annum.
There will be seven shops ranging in size from 78-222sq m (840-2,390sq) which will be for sale from €475,000 to €1.l million or for rent at €269 per sq m (€25 per sq ft).
It is also planned to include a medical centre of 330sq m (3,552sq ft) which can be extended up to 850sq m (9,150sq ft) with an adjoining 200sq m (2,153sq ft) pharmacy unit.
Further ground floor retail units will be available in the next phase of the development as well, plus office suites on the first and second floors and a large two-storey crèche.
Some of the office suites have already been sold to local companies and a large restaurant has also been reserved. Wexford has one shopping centre where SupaValu is the anchor.
