OFFICE MARKET:TWO NEW office buildings at East Point in Dublin are available to rent at half the price of comparable office space in the nearby IFSC, according to joint agents Jones Lang LaSalle, Savills HOK and HWBC.

Pinnacle 1 and Pinnacle 2 in East Point Business Park have 3,633sq m (39,105sq ft) and 10,161sq m (109,372sq ft) of office space respectively and, at six and seven storeys, are the tallest buildings in the park to date with good views to Clontarf and the city.

"Space in both is available at an annual rent of €296 per sq m, which is half the going rent in nearby areas like the IFSC, and which means that knock-on charges like services and rates are also lower," says Simon McEvoy of Jones Lang LaSalle.

"The opening of the Port Tunnel has underlined just how well-placed East Point is in relation to the city centre, the major suburbs and to all transport connections."

The two new buildings are designed by Scott Tallon Walker to the same standards as their design for the nearby docklands offices of Citibank, PWC and McCann Fitzgerald.

Pinnacle 1 has floor plates of between 552sq m (5,942sq ft) and 629sq m (6,770sq ft) with 39 car-parking spaces and is also available to purchase on a floor-by-floor basis. Pinnacle 2's floor plates ranges from 1,345sq m (14,477sq ft) to 1,506sq m (16,210sq ft) and has 103 car-parking spaces. Car-parking spaces are available at an annual rent of €1,500 each.
