RedevelopmentSiteWith infill development sites in the Dublin suburbs getting harder to find, many small and medium-sized players are likely to be interested in the former print works of The Sunday World at Rathfarnham Road, Terenure, Dublin 6, which goes for sale by tender in October.

Hamilton Osborne King is quoting a guide price of €12 million for the site of 0.48 hectares (1.2 acres) which is situated in the heart of Terenure village close to the crossroads. It has frontage on to both the Rathfarnham Road and Beechlawn Way.

The site includes a printing works and office building over a part basement extending to 3,239sq m (34,861sq ft) along with a surface car-park and yard.

The zoning will permit a wide range of uses, according to the selling agents, including residential district and neighbourhood shopping.

The facility will obviously be of interest to the two German discounters, Aldi and Lidl, because of its location in a densely populated suburb. This is the type of location that the Germans continuously chase.

Independent developers are also likely to look at it because of the likelihood that it will be used for a mixed-use retail and apartment scheme.

Preliminary indications are that it could possibly include more than 50 apartments.

Independent News & Media closed The Sunday World printing operation last July with a loss of 163 jobs.

Terenure Printers blamed the loss of several key printing contracts and growing competition from more modern printing plants around the country for the decision.
