House prices in Dublin fell for the first time in almost two years in September as further evidence emerged of a slowdown in the housing market nationwide.

According to the latest Permanent TSB House Price Index, the average price of a house in Dublin fell by 0.6 per cent to €296,454 last month.

This is the first fall recorded since October 2001.

The September index shows that the rate of increase in house prices outside the Dublin area is also moderating, rising by 0.7 per cent last month.

In August prices increased by 0.8 per cent.

The average price paid for a new house in September 2003 was €220,889, while that paid for a second-hand house was €231,671.
