Refusal for big residential scheme on DSPCA site in Rathfarnham
Deane Homes has been refused planning permission to build a major residential scheme on the 40-acre site which formerly belonged to the Dublin Society for the Prevention of Cruelty to Animals (DSPCA) in Woodtown, Stocking Lane, Dublin 16. The proposal was for 1,144 dwellings in 392 buildings, and 1,936 communal car-parking spaces, a two-storey community centre with a supermarket and three retail units, a crèche, offices and a pub.
South Dublin County Council refused permission because the proposed density of 77 units per hectare materially contravenes density guidelines and the scale, building design, road layout, public private space, and children's play areas contravene the Ballycullen/Oldcourt Action Area Plan. The provision of childcare facilities was deemed insufficient in the context of the overall development plan and the environmental impact statement was also deemed inadequate.
Aldi for Newlands Cross
German discounter Aldi has been granted permission by An Bord Pleanála to build a supermarket, crèche, two retail units and 100 car spaces on a 0.88 hectare site at Newlands Cross, Clondalkin, Dublin 22. Bewleys Hotel appealed South Dublin County Council's decision to grant permission on the grounds the supermarket would generate traffic congestion which would affect access to its hotel. It pointed out that An Bord Pleanála refused two similar previous developments on the grounds of the incompatible nature of a car-dependent discount store within the local centre zoning objective. Meanwhile Aldi has been refused permission to build a store, fitness centre, four retail units, crèche, medical centre and café in Sandyford Industrial Estate, Dublin 18.
Mixed scheme for Granby Place
Cosgrave Property Developments has been granted permission by Dublin City Council for a mixed residential, retail and commercial scheme on two separate sites divided by Granby Place in Dublin 1. The scheme will front onto Parnell Street, Granby Place and Dominick Place and will involve the demolition of existing buildings and building four blocks totalling 25,741 sq m (277,073 sq ft) - comprising retail, a gym, live/work units, 199 apartments and 168 basement parking spaces.
