Dublin 1: Investors looking for tax breaks could be interested in a launch of apartments selling from plans at the former Steelworks site at Foley Street, Dublin 1.
Joint agents Allen & Townsend and Hamilton Osborne King will be taking bookings at a marketing suite, opening its doors at noon today.
Section 23 tax relief is available on 82 per cent of the purchase price over 10 years for units at the Steelworks, located in a strong rental location, off Amiens Street and close to the IFSC and Connolly Station.
Twenty-four apartments remain for sale, out of 76 in the entire scheme. Prices start at €380,000 for 18 two-bedroom apartments of around 61 sq m (657 sq ft). Six large three-bedroom duplex apartments of up to 118 sq m (1,270 sq ft) cost from €550,000.
The development is designed along sleek modern lines, with a good standard of finish expected from developers Macushla, who built the new Bord Gais headquarters in Foley Street. The area is going through extensive redevelopment and is one of the city's up-and-coming locations, with plans in place for hotels, restaurants, bars and retail units.
Standard features in the apartments at the Steelworks will include modern kitchens with a full range of top name integrated appliances. Good quality bathrooms with wall and floor tiling are also planned, Italian wardrobes will be fitted in all bedrooms and two and three-bedroom apartments will have a large sit-out balcony.
The three-bedroom penthouse duplexes will have en suites off the main bedrooms and glass doors opening to a roof terrace. Communal gardens are also planned and central heating is by gas. Secure underground parking will be provided, at an extra cost of €30,000 per space. One or two one-bedroom apartments may become available at a later stage due to cancellations. These start at €290,000 and have 43 sq m (463 sq ft) of accommodation.
The marketing suite will be open for viewing on site from noon to 5 p.m. today and Friday, and on Saturday and Sunday from 2 p.m. to 5 p.m. The Steelworks site is located off Amiens Street at the corner of Foley and Beaver streets. Plans can also be viewed at the offices of the joint agents on Molesworth Street and Fitzwilliam Square.
Apartments released this week will be ready to move into by the end of 2004.
