Co Westmeath: One of the largest residential and commercial schemes ever undertaken in Mullingar comes to the market for the first time this week.

Joint agents Hooke & MacDonald and James B McDonnell of Mullingar are releasing the first 60 apartments at the Section 23 Market Point development, right.

Two-bedroom apartments of 70 sq m (750 sq ft) cost from €218,000, while three-bedroom apartments of 80-90 sq m (861-969 sq ft) cost from €245,000. Prices includes car-parking and all the apartments are fully fitted out ready for occupation.

Designed by Project Architects, the apartments in this phase are located in three, four and five-storey buildings of a part brick, part colour render front elevation. All apartments have balconies (ground floor units have patios) while all units have the main bedroom en suite.

Other features at Market Point include a roof garden on each apartment block plus extensive landscaped courtyard areas with a market green at the front. All units come with Alderwood fitted kitchens, timber-decked balconies, lifts to all floors, hardwood floors throughout, a fireplace in livingrooms with electric coal-effect fire and an intercom system to all apartments.

With Section 23 tax relief due to be terminated by the Government in 2004, Market Point should prove popular with investors and owner occupiers alike - especially as this phase is nearly complete, so units bought now can qualify for tax relief in the current year.

The development is close to the centre of Mullingar in a waterfront location on the banks of the Royal Canal. A new pedestrian bridge from the development to the town's train station is to be built.

When complete, Market Point will form a major part of a new quarter in the centre of Mullingar with its own retail, commercial and leisure facilities.

The development will include a crèche, waterfront restaurant and plans exist for a covered shopping mall with 130 car-parking spaces. Attractive canal-bank walkways are also part of the development.

Mullingar, designated a "gateway town" under the National Spatial Strategy, is predicted to experience a sharp increase in population in the coming years.

Show units go on view for the first time at Market Point this Saturday and Sunday from 2 p.m. to 4.30 p.m. Market Point is the latest scheme from FK Construction, whose recent projects include Harbour Point in Longford and Central Park in Carrick-on-Shannon.
