TerenureLakelands Park in Terenure, Dublin 6W is a quiet cul-de-sac of mature substantial homes which change hands very rarely. The Capers, 2 Lakelands Park, in keeping with its neighbours, has been in the same family for decades. It will be auctioned on October 2nd with Lisney guiding €1.3m.

Situated at the Terenure end of Templeogue Road, the location is convenient to schools, shops, Bushy Park parkland, and beside a Quality Bus Corridor. Built in 1926, The Capers is a detached home with a most attractive exterior, where a wide sheltered frontage and generous garden give a great feeling of privacy and seclusion.

There are three reception rooms, five bedrooms and a large attic. The 200 sq m (2,150 sq ft) of accommodation provide plenty of scope to retain the best period features such as interior doors, ceiling covings, and a fine staircase while carrying out some upgrading.

The original hall door is framed in circular stained glass. The drawingroom has a bay window and a good looking fireplace with mahogany mantelpiece. Folding doors lead to the diningroom which has a bow window. A third reception room/study has narrow recessed shelving.

The kitchen area currently comprises a breakfastroom with timber panelling and recessed cupboards, kitchen with picture window overlooking the patio, utilityroom, rear lobby, boiler room, and separate toilet. This large area would lend itself well to becoming a bright kitchen and familyroom, with adjoining utility. More ambitiously, the new kitchen section could also be opened into the patio, perhaps with a conservatory extension.

Upstairs there are five bedrooms and a family bathroom. Again, space to play with and existing plumbing suggests that the creation of a number of en suites would not be too daunting. For example, the main bedroom, which has a rather quaint arrangement of enclosed hip bath, basin and bidet within the room, could easily accommodate a more conventional en suite.

A second good-sized bedroom could be similarly upgraded. A third bedroom is next to the main bathroom and one suggestion would be to annexe this bathroom as a commodious en suite, while converting bedroom four into a new family bathroom. There is also a fifth bedroom, and a separate lavatory.

The 90-foot long rear garden is creatively landscaped with a deep patio running the width of the house. This gives way to a lawn which has a large circular lily pond, encircled by a winding path and defined by a profusion of large trees and shrubs.

Another ornamental pond is crossed by a bridge leading to a second sunny patio area furnished with a hexagonal summer house, with room for garden table and lounging chairs.
