Rathmines: Rose Doyle visits a restored 1905 four-bed on the market for €980,000
The refurbishment of number 25 Grosvenor Place, Rathmines - an Edwardian redbrick terrace house dating from 1905 - has been carried out in suchdetail that even the ball finial on the roof has been restored to its cone-like, terracotta glory.
Inside, the original panel doors have had their locks refurbished and art nouveau finger plates put in place. Restored floor boards have been painted the black colour favoured in the period, sash windows have had their brass fittings secured and been draught-proofed, plasterwork has been brought back to its ornate best, fireplaces are original or period and period-style radiators are a charcoal-grey.
Over a floor area of 186 sq m (2,000 sq ft) there are four bedrooms, an attic conversion and three reception rooms. A large, working kitchen is an extension to the original house. Gunne Residential is quoting a guide of €980,000 in advance of its November 27th auction.
The kitchen is bright, extending into a low maintenance rear garden accessed via steps set in reconstituted granite.
Four sash-style windows and French doors give light while tall, free-standing presses offer storage. The floor covering is of French oak, the counter and work tops are beech and a centre island has a double sink unit. There is an integrated, American-style fridge freezer and range-style cooker with gas hob and electric oven.
The breakfastroom has had an Adams fire basket fitted into the refurbished open fireplace with high mantel. For storage there is a free-standing cupboard similar to that in the kitchen, there are two windows and a brass light fitting.
This, and other light fittings in the house - as well as Sisal floor coverings and all kitchen appliances - are included in the sale.
The high ceilinged entrance hallway has diamond-shaped black and white tiles and light from glass panels around the door. In the the main drawing and dining rooms a pinkish terracotta on the walls helps emphasise the cornice work, picture rails and bone-white colour used on the double, interconnecting doors.
The white marble fireplaces in both rooms are alike, though that in the front drawingroom is in fact Victorian. A bay window in the drawingroom overlooks the front garden. A shower room on the first return has ornate ocre and green coloured tiling and sash window. The separate toilet has tongue-and-groove panelling on the walls. The small bedroom on this return has a cast-iron fireplace, free-standing wardrobe and timber floorboards while a second rear bedroom has another cast-iron fireplace.
The main en suite bedroom has a bay window to the front and a cast-iron fireplace. A fourth bedroom has timber floors, a cast-iron fireplace and window over the rear garden.
In the family bathroom, on the second return, the walls are in tongue-and-groove panelling and there is a Jacuzzi bath. A full staircase, with replica bannisters, leads to the attic conversion where large Velux windows give light and there is a pine floor.
The rear garden has a redwood decking area, patio, shrubs and trees. High walls on either side have additional fencing painted black. There is rear vehicular access to the garage at the end of the garden.
