A couple who have lived at 19 Palmerston Gardens in Rathmines for 36 years are offering their 1909 Edwardian for auction on October 29th through Sherry FitzGerald with a guide of €1.45 million.
Palmerston Gardens is a wide, quiet road of solid Dublin 6 redbricks with pretty wooden porches behind Palmerston Park.
The house is in immaculate order inside and outside, with a beautifully landscaped garden at the rear and parking for three cars at the front.
A garage opens onto a laneway behind the house.
The spacious layout includes four reception rooms, one single and three double bedrooms.
The attic space has been floored and fitted with skylights. A permanent ladder erected on the landing accesses it, but the existing staircase would allow for an extra flight to be added easily, as has been done in other houses on the road.
Clever use has been made of every space in the house Doors open under the staircase, for example, to reveal the washing and drying machines. It sounds strange but works well. Also under the stairs is a butler's pantry with fridge and bar. At the foot of the stairs is a small toilet.
The interconnecting dining and drawingroom are both good sizes with high ceilings. One room has a modern fireplace and the other a decorative working gas stove.
Off the drawingroom, a timber conservatory has been added and is used as a breakfastroom. This opens onto the garden. The house is east/west facing, which means these back rooms get plenty of light.
The conservatory connects back into the house, linked to the kitchen and another livingroom with two tall windows overlooking the garden. This room also has an iron stove. The flow between the ground floor rooms is very easy, allowing for rooms to be opened up or closed off as needed.
The kitchen has farmhouse-style units painted a pale creamy shade and is compact without seeming small.
Upstairs, the three double bedrooms are big enough to hold plenty of furniture; some rooms have simple deep built-in wardrobes.
While there is no en suite with any of the bedrooms, there is a large family bathroom with an old fashioned bath and also a separate shower room with toilet.
