Bray: Apartments overlooking the river Dargle in Bray in Co Wicklow are launching from plans today with Sherry FitzGerald New Homes.
Prices starting at €220,000 for one-bedroom units will ensure strong interest from the first-time buyer market.
Distributed among three blocks in landscaped gardens, Diamond Valley is located off Dargle Road, about 200 yards from the N11 and within walking distance of the DART station. Pedestrian access to the development will be via a bridge over a stream at the front of the site.
Twenty-eight apartments are on offer in this final phase. Previous launches were well-received and 72 units have been sold to date from plans. Investors were strongly in the running in the first phase, while the second phase, launched last November, was sold out within three hours, mainly to young first-time buyers from the area.
One-bedroom apartments of 46 sq m (495 sq ft) start at €220,000. Good-sized two-bedroom apartments of 68 sq m (730 sq ft) are from €285,000, three-bedroom apartments of 85 sq m (918 sq ft) are from €320,000 and 102 sq m (1,097 sq ft) penthouses with two bedrooms and a study are priced from €320,000.
Specification at Diamond Valley promises to be excellent, carrying through to an extensive landscaping plan for the site.
Exteriors will be of redbrick and coloured render, with Rationel pine double-glazed windows. Balconies will wrap around the corners of the blocks and are spacious.
Access to the apartments will be through glass doors, opening into large bright foyers with tiled floors. Parking will be underground and one space will be provided free with each apartment.
Interiors will have an equally smart contemporary specification, with Shaker-style beech veneer kitchen units and red oak veneer internal doors.
Wall tiling in kitchens and wall and floor tiling in bathrooms are standard items. A fireplace with gas flame-effect fire will be fitted in sittingrooms, while Shaker-style wardrobes in beech veneer are planned for the bedrooms.
Worth a mention is the landscaping programme marked out for Diamond Valley, which will take into account the lightly wooded nature of the surrounding area.
Three acres of formal and informal gardens will be well-planted, with the Glenmunder stream running through it. Remote-controlled electronic entrance gates will have a video link to each apartment. Lifts will each serve up to five apartments per floor.
Apartments in this final phase are expected to become available from summer 2004 onwards. Suggested rental levels start at €850 per month for one-bedroom units, up to €1,400 for the largest two-bedroom plus study units.
