Dublin 4: Wade Wise at HOK residential is selling a large family house at 142 Merrion Road, across the road from the entrance to Wanderers rugby club. The four-bedroom detached house is for sale by private treaty with a price tag of €1.9 million. Bernice Harrison reports.
Built in 1948, the Ballsbridge house is well set back from the road and has a driveway that would comfortably accommodate three cars. There is also a separate garage.
Downstairs in the 208.5 sq m (2,245 sq ft) house there are three reception rooms, an eat-in kitchen and a large utility room opening into the garage and out to the back garden.
With their family reared the couple are downsizing having owned the house for 18 years. They are only the second owners and when they moved in they renovated, adding an en suite to the main bedroom, replacing windows, knocking the bathroom and separate toilet together and installing a new kitchen.
Upmarket post-war houses tend to feel very solid and spacious and this one is no different. There is a decent-sized, bright landing, and internal hallway as well as a separate entrance hallway with a guest toilet opening off it.
The house has clearly been well-maintained and attractively decorated and new owners can easily decide to do nothing at all. However, there is obvious potential to reorganise the kitchen area as the utility room is bigger than it really needs to be. Knocking them both together would make room for a fashionably extra large family-sized kitchen as well as giving better access to the good-sized, private back garden.
There is pedestrian access from the 70 ft long back garden into Merlyn Park.
