Dublin 11: Prices from €195,00 at a new apartment development near Finglas in Dublin 11 are likely to attract first-time buyers.

Investors could also be interested, given the new scheme's proximity to the airport, DCU campus and the M50 motorway.

Selling agent Hamilton Osborne King is launching Cityside, off Jamestown Road at Meakstown, from plans.

These are on view from 10 a.m. today at its Molesworth Street offices, with the first 55 units on offer.

Prices start at €195,000 for a one-bedroom apartment of 51 sq m (548 sq ft). Two-bedroom apartments ranging in size from 63 to 68 sq m (678 to 731 sq ft) begin at €220,000. Three-bedroom duplexes from 92 to 104 sq m (990 to 1,119 sq ft) cost from €255,000.

At these prices, long-distance commuters could be persuaded back from the outer suburbs. However, the main attraction at Cityside will be the high-spec fit-out.

Smart contemporary Italian kitchens will include integrated oven, hob, fridge-freezer, washer-dryer and microwave and will come fully tiled including flooring.

Bathroom ware will be equally high quality and fully tiled. A bathroom screen and thermostatically-controlled over-bath shower will also be included as standard. Internal doors will be oak Shaker-style and architraves will also be timber.

Layouts will be typically open-plan, with large sitting/diningroom areas and a compact kitchen off.

An en suite shower will be fitted off the main bedroom. Duplexes will have separate sitting and dining kitchens, linked by double doors.

Each unit will have a free designated car space. Extensive landscaping around the development will include a water feature and large playground. There will be a private terrace/balcony with three-bedroom duplex units.

Developed by Dolminack, Cityside will contain 422 units in a mix of apartments, duplexes and three and four-bedroom townhouses when complete.

A neighbourhood shopping centre is proposed and a public park with playing fields will be adjacent to the landscaped site. Buyers in this phase can expect to gain possession by summer 2004 according to the selling agent.
