Irish Life is understood to have agreed sale terms for the disposal of three adjoining retail units at the junction of O'Connell Street and William Street in Limerick city.

A private investor is paying around €4.5 million for the three shops which are rented by Carl Scarpa, Shoe Fair and O'Brien's sandwich bar at a combined rental income of €141,000. The shops have a combined retail area of 160 sq m (1,722 sq ft) as well as basements. The upper floors form part of the Brown Thomas store. DTZ Sherry FitzGerald's Limerick office is handling the sale.

Camden Place offices on the market for €1.85m

CB Richard Ellis Gunne is seeking €1.85 million for a two-storey office building, 4/5 Camden Place, Dublin 2, which is for sale by private tender. The building extends to 367.7 l sq m (3,917 sq ft) including 193.7 sq m (2,084 sq ft) on the ground floor. Camden Place lies between Camden Street and Harcourt Street.

The same agents have let half the space in a fine Georgian house at 5 Fitzwilliam Square, Dublin 2. The first and second floors have been rented on a 10-year lease by underwriters White Mountain at a passing rent of €425 per sq m (€39.50 per sq ft). The third floor has also been let to Accreate, a financial recruitment company, on a four-year-nine-months lease.

€135,000 for lease of St Stephen's Green unit

Jones Lang LaSalle is seeking offers in excess of €135,000 for a new lease of a retail unit on the ground floor of St Stephen's Green Shopping Centre at the top of Grafton Street, Dublin 1.

Unit 016 is close to the King Street entrance to the centre, opposite the Gaiety Theatre; surrounding occupiers include Claire's Accessories, Paco, Sony and Dunnes Stores.

It is a rectangular-shaped unit with a ground floor of 49 sq m (527 sq ft) and a large mezzanine of 43 sq m (462 sq ft). The previous lease was bought out by the landlord and a new, long-term lease is now available.

Mixed development for Granby Place site

The Cosgrave Property Group is seeking planning for a mixed development of retail, commercial and residential space on two separate sites divided by Granby Place in Dublin 1. The scheme will front on to Parnell Street, Granby Place and Dominican Place and will involve four blocks with a total floor area of 25,741 sq m (277,073 sq ft). There will be 6,622 sqm (71,278 sq ft) of retail space on two floors and 199 apartments.

New retail premises in Sandymount to let

A newly-built retail premises suitable for a variety of uses is available to let through Jones Lang LaSalle in the exclusive residential area of Sandymount in Dublin 4. Located at 11 Seafort Avenue, the two-storey building has a ground floor area of 92 sq m (990sqft), a first floor area of 83 sq m (893 sq ft), and a covered rear yard for storage.

Seafort Avenue is just off the centre of Sandymount and has a high volume of passing trade and on-street parking, according to Lisa McGrane of Jones Lang LaSalle, which is seeking rental offers in excess of €75,000 per annum. The building is suitable for a variety of uses and has full planning permission for retail and/or off-licence use.

Kenmare site has guide of €10 million

It's seldom enough that a piece of land in Kenmare, Co Kerry, achieves anything like €10 million but that is the guide price put on 39 acres going for sale by tender through local agent Tom Spillane.

The land is zoned for "general development" under the county development plan and has extensive frontage on to Kenmare Bay. It is likely to be used for either a commercial hotel-type development or for residential use.

Greater Dublin area development opportunities

Several new development opportunities in the greater Dublin area are coming on the market in the coming weeks. DTZ expects to secure in excess of €1 million for a site for seven large homes at Fairways in Donabate village in Co Dublin, which goes to auction on October 9th.

The site of 0.7 of an acre has permission for six four-bed semi-detached houses and a four-bed detached unit. There is no obligation to set aside part of the site for social housing.

Lisney is also quoting over €1 million for a commercial site of 0.23 acres with development potential at Chickamauga, Dean's range Road in Blackrock, Co Dublin. It adjoins the Statoil office building and yard which is currently for sale.

Lisney is asking €600,000 for a small residential site near St Patrick's Cathedral at Upper Kevin Street, Dublin 8. A planning permission for a three-storey, 11-bedroom hostel on the site has elapsed.

Meanwhile, Shane Redmond Commercial is seeking €1.5m for a development site of 0.274-of-an-hectare - formerly known as Kilmore Fuel Depot - at Kilmore Road, Dublin 5, close to Northside Shopping Centre. It would be ideal for a development of apartments and townhouses. There is a single storey commercial stores of 436 sq m (4,693 sq ft) on the site.

Council pays €36,000 rent

Dublin City Council's housing maintenance department has leased an industrial unit of 418 sq m (4,500 sq ft) at Eklad Park at Malahide Park Industrial Estate.

The council is to pay an initial rent of €36,000 for the unit which has a large enclosed yard and car-parking to the front. Patrick Curran of ATIS Harrington Bannon acted for the landlord and the City Valuer's Office represented the council.
