€150,000 key money for D1 shop and basement
Abbey Furniture and Wools is seeking key money of €150,000 for the ground floor and basement of 94-96 Middle Abbey Street (above), Dublin 1, which is for sale by private treaty through DTZ Sherry FitzGerald. The shop with 214 sq m (2,303 sq ft) and the basement with 187 sq m (2,013 sq ft) form part of a five-storey over-basement end-of-terrace building. It is held on a long lease at a rent of €78,721 per annum. Middle Abbey Street has been severely hit by the building of the Luas line but should bounce back when the work is completed.
Financier pulls out of Lambert Smith Hampton deal
Venture capitalists 3i has pulled out of a deal to back Lambert Smith Hampton's proposed buyout from parent company WS Atkins. The FTSE 100 financier had been in negotiations to provide a substantial part of an estimated £30 million sterling cash required by LSH chief executive Chris Boulton and his management team. The MBO had been agreed with Atkins and was expected to be completed this month, according to a report in the Estate Gazette.
Lambert Smith Hampton's Dublin office went through a difficult period over the summer following the departure of six of the staff including the head of the office, Fintan Tierney, and the head of investments, Sean O'Neill.
Former Waterford bank branch for €900,000
Sherry FitzGerald Purcell is quoting €900,000 for the former Bank of Ireland branch at Ballybricken, one of the oldest parts of Waterford city which goes to auction on November 4th. The 310 sq m (3,340 sq ft) premises could be used as professional offices or for retail, showrooms or bar/restaurant, according to Des Purcell.
Dublin 2 office near DART renting for €312 per sq m
With the office market in some trouble, Albion Properties will be hoping that the strong location of its newly completed office block, Herbert House (above) on Harmony Row - behind Holles Street National Maternity Hospital - in Dublin 2, should make it considerably easier to find a tenant.

The house overlooks the 16th fairway at the Elm Park Golf Club and goes to auction on November 20th. It would be suitable for a variety of uses including residential, guest-house, educational, restaurant and medical. The building is likely to appeal to owner-occupiers, professional practices and investors.
Clondalkin village redevelopment site
A prime redevelopment site of 500 sq m (5,381 sq ft) in the centre of Clondalkin village is for sale at €800,000 by tender through Jones Lang LaSalle. Zoned objective DC - "to protect, provide and/or improve district centre facilities" - the site is also suitable for residential use.
